The Sunbrook Condominium CC&R’s require Unit Owners who rent their units to provide current contact information for both the Unit Owner and the Renter within one week of the Renter taking occupancy of the unit.  Failure to do so is a violation of the CC&R’s and subject to fines with 1st Offense: $25.00, 2nd  Offense:  $50.00 and 3rd  Offense:  $100.00.  An offense occurs every 24 hour period that the Unit Owner has not provided the Homeowners Association with the required contact information. 

The Unit Owner/Renter Contact Information Form may be completed online and sent by email to the Homeowners Association at:  sunbrookcondos@gmail.com with a copy to FCS:  manager@hoaliving.com

To complete the Contact Information Form online:  "save" the form and then click on the "text icon" on the top left—when the dialog box comes up on the right click on “add text”—enter your contact information and "save" the form.  Attach the form to your email and send it to the HOA and FCS.

Light Bulb Replacement
Common Areas, Carports & Garages
The Homeowners Association is responsible for replacing light bulbs in the common areas and Homeowners are responsible for replacing light bulbs in limited common areas: porches, patios, balconies and garage man door lights. The HOA light fixtures are UL approved for a soft white 60 watt incandescent or a 13 watt CFL light bulb. Using any wattage higher will damage the light fixture and cause the socket to burn out prematurely.

Violation, Collection & Lien Notice Fee Cost
It is by unanimous consent that the Management Committee agrees that all rule enforcement cost, collection cost, and cost of processing liens should be charged to the unit owner violating the rule or the delinquent unit owner. These fee amounts shall be as follows: (These administrative cost are not to be confused with fines.)

$10/each Violation Letters (charged to violating owner)
$15/each Pre-Collection Letters (charged to delinquent owner)
$75/each Collection Letters (charged to delinquent owner)
$250/each Liens (charged to delinquent owner)
Sunbrook Condominiums Amended Declaration, dated, September 4, 2002, paragraph (8.17.) provides the Management Committee with the authority to adopt and to amend the condominium administrate rules and regulations, and the right to collect the cost or damages resulting from violations of any provision of the declaration, bylaws, or the rules and regulations of Sunbrook Condominiums by any unit owner, tenant, lessee or lessor. Rule No. 4, Rule Violation, Collection and Lien Notice Fee Rule will be effective five (5) days after unit owners have been mailed official notification of the rule by regular first class US Mail—October 25, 2013.

Sunbrook Condominium and Townhouse Community is located within walking distance of North Ogden City Center with the main entrance on Washington Blvd. The North Ogden Aquatic Swimming Complex is located just to our north and Montessori Academy is on 200 East to the west.

The Sunbrook Condominium and Townhouse Community is located close to shopping and services: Lee's Market Place, IHC InstaCare Medical Clinic and North View Fire Department Emergency Fire, Paramedics and Ambulance Services is less than a block away. Wolf Mountain, Snowbasin and Powder Mountain Ski Resorts are just a short distance over North Ogden Canyon Road in Eden Valley.
